Your path to sold

13 steps from first conversation to handing over the keys. Tap a step to see what happens and what I need from you.

  1. We talk about why you are selling, your timing, and what you want to achieve. I explain how the process works from listing to possession.

Before we list

Getting your home market-ready

Small, inexpensive changes make the biggest difference in photos and showings. I'll give you a room-by-room plan, but here's where to start.

Declutter and depersonalize

Clear surfaces, closets and family photos so buyers can picture their own life there.

Small repairs, big impact

Fix dripping taps, sticky doors, burnt-out bulbs and scuffed paint before photos.

Deep clean

Windows, baseboards, grout and appliances. Clean reads as well cared for.

Curb appeal

Tidy the yard, sweep the entry and add a fresh doormat or planter.

Light and air

Open blinds, swap dim bulbs and keep the home smelling neutral.

Plan for showings

Pets, valuables and a quick tidy routine so you can leave on short notice.

Paperwork

Documents to gather early.

Having these ready before we list keeps the buyer's condition period on track and protects your sale.

Real Property Report

A current RPR with municipal compliance, usually required in Alberta.

Mortgage details

Your lender, mortgage number and any payout or prepayment terms.

Property tax and utilities

Recent bills, so buyers know what to expect.

Condo documents (condos only)

Bylaws, minutes, financial statements, reserve fund study and insurance.

Warranties and permits

Roof, furnace, appliances, renovations and any permits.

Tenancy agreements (if rented)

Lease terms, notice dates and deposit details.

Can't find everything? That's completely normal. Send me whatever you have, and I'll help you track down the rest.
